Brantley Countians have had their feathers ruffled with news of a new Land Use Ordinance being written eliminating tiny dwellings with other restrictions.
The drafted ordinance/covenant causing emotions to run wild was written by Real Estate Attorney William Ligon, Jr. of Brunswick. It is strictly for Satilla Plantation for zoning (A-R Agricultural- Residential), according to a source connected with the Brantley County Commission.
It does not, however, include the entire county nor does it limit the square footage of future homes being built or brought into the county.
Attempts to reach County Manager Joey Cason Monday were unsuccessful.
“It is only for the sub-division located between Hwy. 110 and Hwy. 259,” the source said. “Somebody has posted it’s going to be county-wide and that is not correct, but nobody checks things out. We’re going to allow those buying 3- to 10-acre parcels in a certain area inside Satilla Plantation to have mini farms if they like. There will be restrictions on the number and types of farm animals they can have based on acreage.
“It’s basically a covenant that has restrictions dealing with the minimum square footage of 1,400 feet for a home up to however big somebody wants to build. It lets developers/builders know how far a house has to set back from the road.”
The Land Use Ordinance states only one livestock animal (horses, cows, goats, sheep and other such animals; no pigs or hogs) per acre is permitted. A special exception can be sought for smaller animals such as sheep and goats.
Four chickens or other fowl (up to 24) are allowed per acre and a non-commercial chicken house must be 30 feet from land lines.
The minium lot width is 150 feet with a minium of 25 feet for the front yard, 20 feet for the side yard and 10 feet for the back yard.
According to the source, the development of Satilla Plantation will help put the property back on the county tax roll after being dormant with no tax money coming in for nearly a decade from the undeveloped properties.
“The county is trying to have something nice where people can come and live and now they are being blind-sided and questioned about something only dealing with Satilla Plantation,” said the source.
